How do Clearwater Beach timeshare promos work?

The deal is simple. A timeshare developer sells you a cheap vacation, and you pay for it partly with two hours of your attention. What's on the table at the end is not cheap: Club Wyndham's Clearwater offer page puts the price range of the timeshare interests it sells at $19,000 to $145,100 (as of October 2026, "subject to change without notice").

The most detailed Clearwater Beach offer we found published by an operator is Club Wyndham's "Clearwater Beach Getaways - 4 Day, 3 Night for $249." Its offer page and package terms said this on October 5, 2026:

  • You get: 3 nights at a Wyndham property or a local hotel rated three stars or higher, sleeping two adults and two children under 18, plus a "Getaway Extra" ($200 virtual prepaid Mastercard or Reward Link reward) "in exchange for attending" the presentation.
  • You owe: a "120-minute timeshare sales presentation," "typically on the day after you arrive." Couples who are married or live together attend together, with photo ID and a major credit card.
  • Eligibility: financial requirements, age rules, the ability to read, write and speak English, and residence in a listed state (Florida is one).
  • Not included: "transportation, airfare, meals, parking, resort fees and room incidentals." "Nightly room taxes ($12 - $87) are due at time of booking." To budget for meals, see what eating on the beach costs for two.
  • Refund window: call within 7 days of buying the package (14 for Kentucky residents) for a full refund. You have 12 months to travel.

The page also carries the disclosure Florida law requires: "This advertising material is being used for the purpose of soliciting sales of timeshare interests." Read that line as the real headline. This is a sales promotion, not a hotel discount.

What does Florida law say about cancelling a timeshare?

Chapter 721, Florida Statutes, sets the rules, and the state's Division of Florida Condominiums, Timeshares, and Mobile Homes enforces them. Here are the parts that matter at a presentation, quoted from the Florida Senate's statute text (2026 edition).

How to send a cancellation notice

Write to the seller at the address in your contract. The DBPR timeshare FAQ recommends "certified mail (return receipt requested) or some other method of delivery which uses a tracking system." Keep a copy and the receipt.

Check the Holiday Inn's public rate for your dates and compare it with the last column. Our cheap Clearwater Beach hotels guide lists other places to price against. The bigger risk is the penalties. Stay and skip (or fail to qualify for) the presentation and the terms add $150 a night "unless prohibited by law," or $450 for three nights. Miss your arrival date and you pay a $150 no-show fee and lose the $249.

How we built this

Method: On October 5, 2026, we saved Club Wyndham's Clearwater getaway page and package terms and extracted the price, nights, room-tax range, incentive, presentation length and fees. A script adds three nights of room tax, subtracts the $200 card at face value, and solves for the nightly public rate at which three taxed nights cost the same, at three time values. The 13% comes from the Department of Revenue's DR-15TDT and DR-15DSS tables; parking from the Holiday Inn's policies page. Limits: the hotel brands' booking systems blocked us, so there's no live rate quote. Time values are assumptions. We didn't buy the package or attend a presentation.

Which Clearwater Beach properties are timeshares?

Only one vacation ownership resort on the island is confirmed by its operator's own disclosures. The two hotels are here because the offer names them for promo stays. Status as of October 2026.

Club Wyndham's site gives 110 Coronado Drive. RCI's exchange directory lists 100 Coronado Drive, the Wyndham Grand Clearwater Beach hotel's address, so confirm which property a reservation is for. Resale sites list other names, such as Chart House Suites on Clearwater Bay, but we couldn't confirm a current timeshare operation at any of them from an operator or regulator, and we found no public list of registered plans on DBPR's timeshare pages.

What should you do before the presentation?

  • Read the full terms first, including the 7-day package refund window and the $19.95 date-change fee ($75 within 14 days of arrival).
  • Confirm the hotel, resort fee and parking. Our hotel parking and resort fees comparison shows how much these vary.
  • Set a walk-out time. The Florida Attorney General says "you always have the right to leave the sales office and come back later."
  • Don't sign that day. The FTC suggests asking the salesperson why today is the "only" day the deal is available, then taking the documents with you and reviewing them on your own.
  • Get every promise in writing. The FTC says you have that right. Maintenance fees, exchange fees and exit options matter most.
  • Collect the gift on the spot. Florida law requires delivery that day, purchase or not.

What red flags does the FTC warn about?

The FTC's timeshare and vacation club guidance (December 2023) warns that promoters "might try to wear you down" with long waits and several salespeople, and "will often tell you the offer is only good now." It says "the value of a timeshare is in its use as a vacation destination, not as an investment," and that maintenance fees "typically increase at rates that equal or exceed inflation," payable "even if you don't use your timeshare."

What about resale and exit companies?

Florida regulates resale advertisers under section 721.205. They may not imply they have a buyer without giving that buyer's "name, address, and telephone number," may not state a specific resale value, and can't collect $75 or more in any 12-month period before you sign a written contract. That contract must give you "an unwaivable right to cancel this contract for any reason within 10 days after the date you sign."

The FTC flags unsolicited calls, "guarantees" to cancel your contract, large up-front fees and instructions to stop paying your mortgage or fees as exit-scam signs, and suggests starting with your timeshare company. Report problems at ReportFraud.ftc.gov and to the Florida Attorney General.
